If your emergency is out of office hours (9am - 6pm weekdays and 10am - 4pm Saturdays) please email which is available to contact at all times. This will alert our team who can react quickly and efficiently.  If for any reason you do not receive a reply, please contact the suitable tradesman directly from the list below. Please note that using unauthorised trades will be at your own expense. 

There is a call out charge of £100 if a member of our team is required to attend and arrange key access during out of office hours. 

With any issue we require landlord approval prior to processing the maintenance job. This may take up to five working days from when you log a request. Once your landlord approves the job request, a quote (sometimes more than one) will be obtained from the appropriate supplier/contractor, in most cases this may require a home visit. Once approved, your maintenance issue will be categorised within the priority status outlined below and dealt with accordingly. 

Where the issue is caused by the action or inaction of the tenant, they may be expected to cover the cost of any associated invoices. 

High Priority: 24 - 48 hours

  • Substantial water leaks
  • Security issue
  • Broken window/glass
  • Locked out
  • Boiler issue- No Heating
  • Boiler issue- No hot water
  • Gas leak
  • Power cut

Medium Priority: 4 - 5 Working Days

  • Blocked drain
  • Damp
  • Faulty electrical fixtures
  • Faulty equipment
  • Faulty plumbing issues
  • Communal door
  • Pest control

Low Priority: 10-15 Working Days

  • Internal refurbishment
  • Lightbulb fluorescent tube & fluorescent plugin bulbs

If the issue is due to the negligence of the tenant then the charge will be the responsibility of the tenant.
