Our property management service is available to landlords throughout London, we offer a full service to those with individual properties as well as those with large property portfolios.
We will handle the day-to-day management of the property and inspect on a quarterly basis. As part of our management service we will take care of annual gas safety certificates, electrical certificates and Energy Performance certificates via one of our registered contractors.
Our management fees are deducted monthly from the rent after any maintenance invoices are paid. Full information regarding our management services can be found on our ‘Property Management’ page. This service also includes everything listed under our Let Only service.
Viewings & tenancyOur lettings team will show the property to prospective tenants, negotiate the terms of the tenancy and prepare the contract using our ARLA registered tenancy agreement. We can also register and hold deposits under the Tenancy Deposit Scheme.
The InventoryWe would always recommend having a professional check-in inventory carried out prior to the commencement of a tenancy. Our lettings team are happy to arrange this on your behalf with a trustworthy independent inventory clerk. The inventory company will charge for this separately.
Rent Collection service
As well as all of the above, we will collect the monthly rent on the 1st of each month and send to you within 48 hours of receipt. Our rent collection service is charged monthly and deducted from the rent with nothing to pay upfront. If you are not a resident in the UK we will deduct tax directly from the rent and make payment to HMRC.
Let Only Service
Marketing the PropertyBefore marketing the property one of our lettings team will attend and give you an appropriate valuation.
Our lettings team will prepare particulars by arranging professional photographs and floor plans, as well as an optional virtual tour of the property. We will advertise the property on our website and other well known portals including Rightmove, Zoopla and Onthemarket.
